Chilled water & cooling plant
Centrifugal and screw chillers, cooling towers, pumps and chemical treatment. Approach temperatures trended so a fouling condenser shows up as a number before it shows up as a complaint.
Commercial HVAC for Class-A property
We keep chillers, air handlers and boilers running for property managers who cannot afford a summer outage — through scheduled service, measured performance, and reporting a board can read.

SERVICE PROFILE
The Thornbury standard
A rooftop unit rarely fails without warning. It drifts — a fouled coil, a slipping belt, a refrigerant charge two pounds light — and the drift is invisible on a comfort complaint but obvious on a gauge. Scheduled service finds it at the gauge, months before it becomes an emergency replacement quoted in July.
Reactive service
Planned maintenance
Specialised systems
Six disciplines, one service contract, one point of contact. Every visit ends with readings logged against the asset, not a signature on a docket.
Centrifugal and screw chillers, cooling towers, pumps and chemical treatment. Approach temperatures trended so a fouling condenser shows up as a number before it shows up as a complaint.
Packaged rooftop units, AHUs and split systems. Coils cleaned, belts and bearings replaced on schedule, economisers proven to actually modulate rather than sit stuck open.
Condensing and cast-iron boilers, circulators, expansion and water treatment. Combustion analysed and logged each season, because an untuned burner spends money quietly all winter.
Terminal units, dampers and distribution. We balance to the design drawing where one exists, and produce one where it doesn't — which is how most hot-and-cold-call disputes actually end.
Filter programmes matched to occupancy, coil hygiene, and ventilation rates verified against the standard your building is actually held to — not the one on the original spec sheet.
Sensors calibrated, schedules audited, overrides found and removed. Most buildings we inherit are running a setpoint someone changed years ago and nobody has looked at since.
Maintenance programs
Three levels of cover, priced against your plant list rather than your square footage. Move between them at any renewal.
For stable buildings that need a dependable baseline.
Program spec
For occupied commercial property where downtime is visible.
Program spec
For flagship assets and buildings under compliance scrutiny.
Program spec
Every program is quoted after a walkthrough. We do not price a building we have not stood in.
Trusted
We inherited a building with eleven years of deferred service and no asset register. Thornbury built one in a fortnight, graded every unit, and told us plainly which two we would be replacing. Nothing has failed in service since.
The quarterly report is the thing. I forward it to the board unedited — it is written for them, not for an engineer, and it has ended the argument about whether the spend is doing anything.
A chiller went down on the hottest weekend of the year. Someone answered, someone was on the roof inside three hours, and residents never knew. That is the whole reason we pay for the contract.
Frequently asked
A walkthrough, an asset register, and a start date. We survey every piece of plant, grade its condition, and hand you the register whether or not you sign — it is yours either way. Most transitions complete inside three weeks and we coordinate directly with the outgoing contractor so nothing lapses.
Complimentary assessment
A 90-minute walkthrough of your mechanical spaces with a senior engineer. You leave with a graded asset register and a written summary — no cost, no obligation, and yours to keep whichever way you go.
