Ordinary deterioration from living somewhere. A landlord generally cannot deduct for these at all, so nobody should be cleaning or charging for them.

Real and chargeable, but a clean will not touch it. You need a trade, and we would be taking your money to scrub around the problem.

  • Cracked tile or chipped worktop

Deposit rules are state law and your tenancy agreement can vary them, so treat this as a starting position rather than a ruling. If your landlord disagrees, the inventory and the check-in report are what settle it.

The kitchen, properly

Oven stripped and the door glass split where the model allows, extractor filters degreased, fridge defrosted and left open. The kitchen is where inventory clerks look first and where most re-cleans are ordered.

Limescale, not just surfaces

Screens, taps and tile grout descaled rather than wiped. A bathroom that looks clean and feels chalky is the one that gets flagged.

We work an empty property

Everything out first, including the things in the loft and under the stairs. We cannot clean a carpet through a pile of boxes, and a half-emptied flat is how a clean gets failed.

Photographed before we leave

Room-by-room photographs with a timestamp, sent to you the same evening. If the agent claims something a week later, you have the state of the property on the day you handed the keys back.

We do not quote for repairs, and we will not add a line for something we have already told you is wear and tear. If that makes our quote look thinner than the one next to it, compare what is on both.
