Times are our real averages across forty properties, for one cleaner unless you ask for two. A first turnover usually runs longer while we learn the place; we do not charge you for that.

What we do

The turnover, in the order it happens

  1. 01Strip and start the laundryFirst thing through the door, because a wash cycle is the one part of a turnover that runs on its own clock and cannot be hurried later.
  2. 02Bathrooms and kitchenThe two rooms a guest photographs when they are unhappy. Done while the machine runs, not after it.
  3. 03Beds, floors, surfacesHospital corners, and a note on the sheet if a mattress protector or a pillow has reached the end of its life.
  4. 04Restock and stageConsumables replaced, welcome items set out, furniture returned to the layout in your listing photographs.
  5. 05Walk it as a guestFront door to back, as though arriving. This is where the missed thing gets caught, and it is the step that gets cut when a window is too short — which is why we would rather tell you the window is too short.

What you get told

You hear from us before your guest does

The cleaning is the easy half. The half that saves a review is being told, while there is still time to act, that something is wrong.

Damage, photographed, same day

A cracked hob, a stained mattress, a chip out of the plaster. Photographed with a timestamp so you can put it to the guest who caused it rather than the one who found it.

Consumables before they run out

We count down, not up. You get told at two rolls left, not when a guest messages you about none.

Left-behind items, logged and bagged

Bagged, labelled with the date and the room, held for thirty days. Most hosts discover this matters exactly once.

The honest note about your listing

If the photographs show a throw you no longer own, or the layout has drifted from what people booked, we will tell you. It is not our job, and it is the sort of thing only the person in the room every week can see.

Per turnover, not per hour

Hourly billing punishes you for a guest who left the place in a state and rewards us for being slow. A turnover is a fixed job at a fixed price.

We do not take a property whose window we cannot meet. It is better for both of us that you hear that now than that we take the booking and hand you a late check-in every Friday.

They told me on the phone that my 11-to-3 window did not fit a three-bed with on-site laundry. Nobody else had mentioned it — they had just been running late every week and not saying.
